A Vision Three Years in the Making
Initiated three years ago, the Kempinski Floating Palace project is an ambitious venture featuring a main floating hotel surrounded by 48 opulent mobile villas. The entire project, upon completion, is estimated to have a market value of AED 1.6 billion ($435 million), positioning it as a beacon of luxury on the Dubai Palm Marina.
Neptune: A Marvel of Luxury and Sustainability
Anchored in the Dubai Palm Marina, Neptune marks the second addition to El Bahrawy Group’s portfolio of floating villas in the region. This groundbreaking announcement unfolded during a special event at the Palm’s Asateer Tent in Dubai, attended by elite businessmen and media representatives.Neptune, part of a broader strategy to seamlessly merge luxury and sustainability, consists of 48 villas in two-, three-, and four-bedroom configurations. Currently, eight residences are in the final stages of completion, promising tenants an unparalleled experience of living on the water’s surface, complete with extraordinary amenities.
Chairman Mohamed El Bahrawy’s Vision
Chairman Mohamed El Bahrawy expressed,
“Since the inception of the project, our main focus has been on creating a distinctive and unparalleled experience that caters to the diverse needs of our discerning customers.”
He highlighted the project’s success, evidenced by significant interest from investors across Arab and Western nations, motivating the decision to expand and offer an increased number of floating villas.

Khamis Soliman, CEO of El Bahrawy Group, emphasized their commitment to sustainability, stating,
“Our commitment is to achieve requirements for sustainability and further incorporate sustainability into all our projects, ensuring that we uphold the exceptional standards of quality and luxury synonymous with Dubai and the UAE.”
He acknowledged the escalating attention from global investors and revealed plans to expand offerings, introducing a broader range of floating villa sizes than initially envisioned.

The Neptune villa boasts a two-storey layout with a rooftop, spanning 6,300 sq ft per level. The ground floor includes a living room, open-concept dining area, kitchen, guest restroom, crew chamber, service room, cockpit, outdoor seating, and a platform for storing and launching jet skis. The upper level comprises three bedrooms and two bathrooms.The rooftop is adorned with a private infinity swimming pool, surrounded by glass walls, outdoor seating, a designated barbecue area, an external driving control station, and a display screen.Soliman highlighted the villa’s premium amenities, from elegant interior design to lavish furnishings and top-tier hotel services, ensuring a luxurious experience for residents.Notably, the Neptune villa can cruise at a speed of 6 to 8 knots per hour, thanks to eco-friendly engines offering the option of operating on electric power.
